Water coming in right now? Do this first
- 1. Shut off the water. Close the main valve, or the valve on the toilet, water heater or appliance that is leaking.
- 2. Make it safe. Turn off breakers to wet rooms if the panel is dry to reach. Stay out from under a sagging ceiling.
- 3. Photograph everything. Pictures and video of the water, the source and damaged belongings, before anything is moved.
- 4. Call. Every hour counts: wet drywall and carpet can start growing mold within a day or two.
Water damage and mold problems: start with what you notice
Not sure what you need? Pick the sign and see what causes it and what fixes it.
Water damage restoration
Stop the water, get it out, dry the structure and rebuild what could not be saved, whatever the source.
Mold remediation
Find the mold and the moisture feeding it, contain the area, remove the growth and prove it is gone.
Moisture mapped, not guessed
Moisture meters and thermal imaging trace how far the water traveled, so drying and tear-out stop where the damage stops.
Mold sealed off first
Moldy areas are closed in with plastic and kept under negative air with HEPA filters, so spores stay out of the rest of the house.
Paperwork insurers expect
Photos, daily moisture logs and an itemized estimate, so a claim has the documentation adjusters ask for.
How water damage and mold jobs work
- 1
Find the source and the spread
Stop the leak, then map the moisture with meters and thermal imaging and photograph everything before anything is moved.
- 2
Dry what can be saved
Extract the water, set air movers and dehumidifiers, and remove what cannot be dried. Mold areas are sealed off under negative air before removal starts.
- 3
Verify, then rebuild
Daily readings until the materials are dry, a clearance check after mold removal, then drywall, paint and flooring.
Why water damage turns into mold so fast here
Long, humid summers
From May into October the air in the Triangle is muggy enough that wet materials barely dry on their own. A leak left over a weekend is often a mold job by Monday.
Water equipment overhead
Air handlers and water heaters in attics, laundry rooms on second floors: when one of them leaks, the water comes down through the ceiling of the room below.
Storms and sudden freezes
Tropical storms push creeks over their banks, and the occasional hard freeze, like the one at Christmas 2022, splits pipes in exterior walls and crawl spaces.

Questions people ask before they call
How quickly does mold grow after water damage?
Mold can start growing on wet drywall, wood and carpet within 24 to 48 hours. That is why water should come out and drying equipment go in the same day, and why anything that stayed wet longer is checked for growth before it is closed up.
Does homeowners insurance cover water damage?
Usually, when the water was sudden and accidental, such as a burst pipe or a failed supply line. Gradual leaks, flooding from outside and sewer backups are often excluded unless the policy has flood coverage or a backup endorsement. The insurance guide covers the details.
What is the difference between mold removal and mold remediation?
Removal suggests wiping off what you can see. Remediation is the whole job: fixing the moisture, sealing off the area, removing the growth and anything too contaminated to clean, cleaning the surrounding space and confirming the result.
Do I need a mold test?
Not always. When mold is visible, EPA guidance is that sampling is usually unnecessary: it simply needs to be removed. Testing earns its cost when you smell mold but cannot find it, when someone in the house has health concerns, or to confirm a remediation worked.
How long does it take to dry out a house after a leak?
Most water losses dry in three to five days with air movers and dehumidifiers, checked daily with moisture meters. Hardwood floors, plaster and concrete can take longer, and drying only ends when readings match the unaffected parts of the house.
